The Housing Minister has ordered Buckinghamshire Council to speed up work on its new local plan.
In a letter to council leaders, Matthew Pennycook said the authority must publish a revised timetable by March, with a public consultation starting by July and submission of the plan by the end of 2026.
He warned delays could lead to more speculative development across the county.
